Brisbane Quarter, located at 300 George St, Brisbane, is a mixed-use precinct and owned by the Shayer Group. It comprises of two levels of riverside dining and retail shopping beneath three towers designated to W Hotel, offices and residential apartments. 

 

Our objective

 

Deployment of Energy Monitoring/Metering Systems (EMS) with the purpose of monitoring, collecting, trending and reporting on metering data. The system platform hosts a number of application packages that assist with reporting and analytics towards meeting Green Star and National Australian Building Energy Rating Scheme (NABERS) rating processes. 

 

The private electricity, water, gas and thermal energy meters are connected to the system to not just provide analysis on the overall complex usage, but also down to the equipment categories such as lighting, power, chillers, fans, pumps and more. These individual or group metering data can then be analysed historically to aid processes in tuning efficiencies and reduce overall consumptions. 

 

The issues encountered and how we overcame them

 

Coordination and communication through the multiple services of Electrical, Mechanical and Hydraulic to bring in all relevant devices that would need to be interfaced to the single platform proved as a challenge. The challenges included collecting up to date listings of applicable device, device specifications to relay physical requirements to installers, device documentation for available communication data and more. 

 

Communicating with the respective parties earlier rather than later helped with starting the data collection procedure earlier and in a calmer manner. Then documenting the collected information in a structured manner allowed to view and amend it more easily when there were changes to the data such as in the instance of devices being added, changed or removed. 

 

The value of the end product to the end client

 

The system provides a user-friendly interface for easier viewing, reporting and analytics of collected metering data. This access then allows the client in activities towards becoming more efficient and reducing their overall their electricity, water and gas consumptions to have a better environmental footprint. 

 

The system also includes facilities to assist with tracking and reporting to assist with identifying any early indicators on issues relating to achieving the targeted Green Star and/or NABERS ratings.
